#1. Yes, the date and time of the sale can be changed by announcement at a currently scheduled sale...but the location cannot be changed without recording a new Notice of Trustee's Sale (NTS) along with the attendant posting and advertising requirements.

#2. No, because the foreclosure sale of a junior lien will not have any impact on the scheduled foreclosure sale of a senior lien.

#3. None, your purchase at the foreclosure auction of the 1st @ 3pm will just wipe out the new ownership interest of the winning bidder (that was established at the Noon sale of the 2nd).

Two questions please:

First, if a trustee postpones the sale one day and moves the sale time from 12:00pm to 3:00pm at the same location. Is this kosher?

Second, the 2nd loan is now foreclosing at noon the same day as the postponed first is going to sale. There is no equity in the second loan, but will that screw up the sale at 3:00pm?

If I purchase the first loan at 3:00pm and the 2nd has gone to sale earlier in the day what are my risks?
