That's correct. Any judicially ordered sale via writ has the one-year R.O.R. Secured junior Creditors periodically get omitted due to crappy due diligence by foreclosing senior. Messy, lengthy and problematic. But deals can be found.

This is the ultimater Caveat Emptor sale; perhaps only out-trumped by buying prescription meds from spam email. (I bought some of the little blue pills, chickened out about taking them and thru them in the trash. Next day my garbage can had been replaced by a 40 yard dumpster...)

Title company has very little upside and big downside for insuring your property re-sale. Their objective is to take your money abd eliminate vitually any possible chance of having to pay on a loss.

You can easily see why a hundred years ago California lenders were so eager to use the non-judicial sale method. So much cleaner.
