Another eviction/vacant property question to add to the mix...

We acquired a property in CA at trustee sale on the 17th. Inspection of the property showed the electricity was off and the yard was overgrown and unkempt. All of the blinds on the inside were closed tightly (so couldn't see inside at all). Neighbors said the occupants moved out a week and a half ago. Should I post a 3 day notice and then enter after 3 days, or just get a locksmith out there, enter and change the locks? What if in either scenario, upon entering we find that it looks like someone is still living there (or coming back)? Should we just back up really slowly ;) and pretend that never happened and go ahead with an eviction?
