: North Carolina law requires 10 days' notice to holdovers. I told them they have the 10 days, but would give them an extra 10 after that-- if they at least have a yard sale, and started boxing up their stuff.
I'm sure someone else will answer your question from an investors view... however nice guys do not always finish last... first check out your state's laws on eviction as follow the proper paperwork and yes, you may been a lawyer.

I've heard Landlords use some form of "I can pay a lawyer $100 to get you out or if you are out by Sunday afternoon I can pay you $100." You can create your own bribe, but first check with your state's laws on eviction process. Just be sure to follow thru on your word,,, so far you are not doing so good with that. Be serious
