Proper Pressure For Move-Out?Nice guys finish last, but I thought I'd at least make some effort to be reasonable. I got my deed recorded on the 10th of September, and met 2 of the occupants on the 12th. (Sons of the deceased ex-owner.) North Carolina law requires 10 days' notice to holdovers. I told them they have the 10 days, but would give them an extra 10 after that-- if they at least have a yard sale, and started boxing up their stuff. Well, I've talked to the neighbors recently, and they say nothing is happening. (Surprise, surprise!) So I'll be returning on the 22nd. I'll probably go along with whatever the occupants "claim to have done" in preparation, since I can't prove otherwise. Except this time, I'll post the property with a 10 day final notice-- photograph it-- and have the photograph notarized. Is there really a need to carry the conversation to the "leave or be evicted" stage? My intuition says this is just a way to start an argument. (If eviction is within my rights, and necessary, I should just do it Oct 3, without any further negotiating.) I was told by another investor that the best source for an eviction attorney, is the trustee of the sale from whom I bought the property-- since they have all the title work in thier hands. Does that sound right? Or should I shop for a specialist in evictions, (assuming it comes to that?)
