avoiding probate sale of deceased owner?

The jist of this deal is as follows.
1. Deceased owner left no will, and has a house worth $300,000
2. $100,000 is owed, leaving a lot of equity. Furthermore, the grand daughter living in the house wants to work with us.
3. Deceased has 6 children who apparently want nothing to do with the house. The grand daughter who is about 28 years old, if that is important, says the house may be secheduled for probate auction, but I definately know from a research tool that it is scheduled to be forclosed on in about 10 days.

My question is, how can we prevent probate action, get the house put into someones name that we can then make a deal with?
