Thanks for the quick response. The answers are as follows. Perhaps you can give me an order of operation based on what I know. Based on grand daughter, probate has been opened, and I think County may be handling the auction.
I am pretty sure the date has been set, possibly concurrent with forclosure date? Not sure if that is common, but Grand daughter seemed to think it might be the case. I believe all other heirs do not care what happens, and we would like to see the money go to the grand Daughter.
Grand daughter will move out, as her house is being built right now. If she could serve as administrator we could surely close this deal from an agreement standpoint. Deceased is the only name on title, and yes, we are in California.
Also, I do not know about the medical, but he may have used some state medical since he died of cancer. I have no idea yet.

Any help would be greatly appreciated.
