These can be very important bits of information in answering how to deal with the matter. Did you present the offer to the Seller directly or to the agent ? As you know or should know if it is listed with a Realtor, your agent is obligated to deal with the Seller's agent. It does sound as though they are breeching their contract. It also has a ring of taking advantage of some unsophisticated/older folks (this is reading between the lines)....Ward has repeatedly made it a point to NOT take advantage of people! It is my understanding that in a state such as CA if a judge/jury considers your deal as "Unconscienable" that they can impose severe penalties upon you. James
