Thank you for your contribution of knowledge to those of us in the Real Estate game. : : I've got some questions I need answers on and I'm hoping you can help. I passed my Real Estate Sales exam earlier this year and need only to pay my application fee. What's holding me back is the following: : : 1. Based on your experience in the foreclosure buying business, do you think this will inhibit me in buying foreclosed property - due to any CA disclosure laws? : : 2. Also, I've been told that it would also prevent me from paying referral fees to "bird dogs" who locate property for me. : : I've found a broker who's offered to hire me and who's assured me that I'd be under no pressure to have to sell properties. This would be great since my main purpose in getting my license would be to have access to MLS. In addition, my broker believes that as long as I provide the adequate disclosure and addendums, I'll be just fine. : : I've been debating this one for the last few months and am at a complete stand-still. This topic has been addressed before but I'm hoping I can get clear cut answer from someone who's been in the business as long as you have. : =•=•=•=•=•=•=•=•=•=•= : ECP, : 1. A lot of real estate license holders in the foreclosure game feel more conspicuous and more prone to opportunistic lawsuits because of the fact they are licensed. The feeling is that lawyers presume licensees are covered by insurance and thus are lucrative targets. : 2. Make absolutely sure that your “bird dogs” are not negotiating anything with the person in foreclosure. All they should be doing is making an appointment for you. Have them stay away from discussing anything about their loans, the value of the property, etc. : You can easily get access to MLS without having a license. Just find a semi-retired broker and have them hang their license in your office as your company’s designated broker. Order the MLS service in their name and number. : Hope this helps. +++++++++++++++++++++++ 1) does being a certified general appraiser raise any red flags or liability problems when buying foreclosures? 2) does anyone know if appraisers can gain access to the MLS without a brokers license?
