Use a QUALIFIED eviction attorney. Have him/her do EVERYTHING, including the service. Quit Negotiating with the deck wad. Landlords can enter their property with a 24-hour notice. Enter with an off duty sheriff in uniform and take pictures/video of current condition. Let the occupant know he/she will be financially responsible for any damage/loss.
