If a landlord needed to enter a property and the tenant had been threatening in nature, a landlord would then call the local law enforcement to oversee/supervise the site visit, insuring things did not get out of control. I know a few officers so I ask a friend to sidle me. Additionally, one could also go routinely with inhabitants of a local halfway houses (transition facilities helping prison inmates re-enter society) and have these folks tour the property as possible future residental facility to get their "input". Opening ALL the closets, cupboards, crawl spaces, touching many personal effects. $50 for a two-hour walk through thrice weekly would no doubt pay handsome dividends. Then subtle comments like leaving your business card with the tenant so they could call you, in case any folks came back "without an appointment". This would need to be implemented VERY delicately for obvious reasons. On a good lawyer? There are links to the left. Or call about ten or so property management companies in the same jurisdiction and ask who they use for problem evictions. The same lawyer's name will start popping up.
