Civil Code §890 et seq. However, there is a federal code on rent skimming, and if my memory serves me right, it uses language very similar to CA’s code. So, if AZ doesn't have a similar code of its own, you'd still have to be mindful of the federal regulation no matter what state you're in. I'd appreciate clarification on one point. I'm considering putting a renter into a property that is going towards foreclosure. I've contacted the bank and the loss mitigation rep told me to go ahead and rent it!!??!! I offered the rents to the bank, and she was not interested, even though it is the banks right under the Deed of Trust.
