Ward...
Thanks for the help. I'll look up AZ code but ive found in the past that they pertty much mimic CA code. I'll also look up the Fed code just to be sure

Dee

: Dee,

: The code that’s under discussion regarding this post is Calif. Civil Code §890 et seq. However, there is a federal code on rent skimming, and if my memory serves me right, it uses language very similar to CA’s code.

: So, if AZ doesn't have a similar code of its own, you'd still have to be mindful of the federal regulation no matter what state you're in.

: (b) "Multiple acts of rent skimming" means knowingly and willfully rent skimming with respect to each of five or more parcels of residential real property acquired within any two-year period.

: : Ward,
: : Is that CA specific or would that apply in AZ also?

: : : Steve,

: : : There's no rent skimming issue until you have done it on more than 4 properties.

: : : : I read the CA code on rent skimming. I'd appreciate clarification on one point. I'm considering putting a renter into a property that is going towards foreclosure. I've contacted the bank and the loss mitigation rep told me to go ahead and rent it!!??!! I offered the rents to the bank, and she was not interested, even though it is the banks right under the Deed of Trust. Crazy, but true.
: : : : If I've owned the property for longer than one year, does the code not apply?
