: By subscribing to a service, you get a listing of all of the latest NOTS, and NODs. When you find one you like, you request a title company in the area to run a search. This would usually happens about 3 weeks before the TS so that you can do more research, etc. before the actual sale. Should you also plan on having another search done on the property the day before the sale, and is this enough?

: As noted in previous posts, homework is the key to a good deal, and without it, it is easy to get burned. If there is only a first mentioned in the search, and you are clearly buying from a jr., do I need to do more? I would think not.
: If the search listed a 1st, 2nd and 5 liens and I was buying one of the juniors, do I need to do more than get the title search and look at the recording dates to see which is senior? Should I go to the records office and personally search for anything else in particular?

Eric, how much are you going to pay for a “professional” title search?? You can’t afford to pay much or you’ll spend all your money on research reports and have nothing left to buy a foreclosure with.

Why not do the searches yourself at the county recorder’s office? Access to their records are free and the accuracy can’t be beat—title companies come in a distant second in that race.
