: I have a friend who works at a title company and as long as I don't make a huge number of requests there is no cost to me. And since this is to be a part-time venture (at the moment), if I can rely on a title company to do my research, it saves me a lot of time, and time off from my current job. So if cost is not a factor, was there anything else in the post that would concern you, and/or things I should look for?

Eric, no I think having such access is great. However, since it’s known that title company databases are only 98% accurate, compared to the recorder’s records, I would still take those deals that make it through all of your other check offs and verify the title, by exception, down at the recorder’s records.
