Overview
You can work or invest in the foreclosure market in three main areas; 1) before the sale/auction, 2) at the sale/auction, or 3) after the sale/auction. If you do NOT have enough money, knowledge or time available to buy at the auction, then you’d be best advised to focus buying property in foreclosure from the defaulting owner BEFORE it goes to auction.

You will need 2½ days to learn the three main skill sets to prosper in the equity buyout arena.

  1. You will have to know how to quickly and accurately determine the amount of net equity the defaulting owner has.
  2. You will have to construct your Equity Purchase Agreement paperwork in compliance with California Civil Code §1695.
  3. You will have to know how to take title to the defaulted property “subject to” the existing 1st trust deed…without triggering any “due-on-sale” clause it might contain.

So to start you will have to learn how to search the title of real property down at the local county recorder’s office. That will occupy the entire first day of training.

Next, you will have to become conversant with all the paperwork that’s involved in meeting the requirements of §1695, which will take about half a day.

And then you will have to learn how to create a Title Holding Trust, a Grant Deed, a Trust Deed and a Promissory Note, which will take another entire day.

Tuition for the 2½ days is $3,950 – if taken alone. If the class is a double it will be $3,450 each.
