Title Question...

Hello Ward

I'm doing a title search on a property that hasn't (not yet anyway) gone into foreclosure. Here is what I've found:

A Deed, a Trust Deed and then an assignment of Trust Deed all back to back recorded. While looking for the beginning point (FITE) everything seems in order EXCEPT "F". The deed is actually a Quit Claim Deed listed as a "gift" with no transfer tax. What can be determined from this situation? What else should I be looking for? There aren't any AITD's, none recorded anyway. Any ideas? BTW, the property has been financed again since this initial transfer so it seems it was refinanced BUT what position this new loan is in could be in question. ???
