No problem answering truthfully...

In Reply to: How should I answer potential buyer's questions. posted by Mirela on January 19, 2004 at 10:32 PM

: Hi

: I just can't figure out how to answer some of the questions of potential buyers of my property that I bought from trustee sale. For example, if they ask:
: How long have I lived there?
: Why am I selling it?
: Where did I buy from?
: How much did I get it for?

: Questions like these will probably come up when I'll have an open house and I was wondering how I should handle them.
: I haven't applied for a business license, so I don't know if I'm consider an investor legally, or if I can make reference that I am.

: Please let me know if anyone does know of any answers to these questions or how you would handle it.

: Thank You

Mirela,

I don’t see what you’re concerned with. The potential questions you list are the same questions a buyer is apt to ask of any seller of property regardless of whether it was a foreclosure or not.

My answers to the questions are:

Ans. #1 - I bought the property to fix up and resell, so I’ve never lived there.

Ans. #2 - It’s what I do. I buy, fix-up and resell property for a profit.

Ans. #3 - This property was a foreclosure. I bought it at the foreclosure auction from the foreclosing trustee.

Ans. #4 - What I paid for property has nothing to do with the price I’m selling it for, does it? I mean, let’s say I got it as a gift, does that mean I should sell it for nothing? I don’t think it’s pertinent what it cost me. Here are three recent comparable sales in this area that indicate the property should sell for approximately $xxx, xxxx. Are you interested?

You don’t need a business license to sell property that you own. You might if you were selling other people’s properties, but not if the properties are those you own.

Hope this helps.
