Where's the cheese??In Reply to: Ward or other Experienced Investors posted by Greg on January 17, 2004 at 7:44 PM
: Hi : However, Ward you mentioned Long Beach, any suggestions? : I have read other views on Lancaster and it is clear it is just as competitive there as it is here in the Long Beach area. : Also, I have to go to Arizona for a business trip and thought I would look around. Any views? Does anyone know what the market is? What is a Notice of Sale state? Is it a buyer's Market? : Thanks =?=?=?=?=?=?=?=?=?=?= Greg, I don't think there's any large, cosmopolitan county in SoCA that's escaped the Seller's market mania. There may be some backwater areas in Imperial or Ventura county or the hinterlands elsewhere, but for most of us, you won't find a Buyer's market right now unless you pick up and move to some other state. I, for one, was never interested in uprooting my family to chase the emerging real estate markets to and fro across the United States. I know of people that do that and it works for them. But I couldn't get accustomed to never settling down. And owning out-of-state property would keep me in a turmoil as far as management is concerned. No one can manage your properties for you, like you can personally. So what works for me right now, in a Seller's market here in SoCA, is buying property from owners in default before the foreclosure auction. It's a little tougher in some aspects than buying at the trustee's sale, but I can count on making $20K-$30K per month while waiting for this Seller's market to end. Hope this helps.
