$10,000 reward if you find a title co. willing to insure

I am offering a $10,000 for anybody in California that finds me a title company willing to insure my Buyer.

Here are the details of the transaction:

Mr. Seller placed his property into a Title holding trust, with me as the trustee, and him as beneficiary. Then he assigned the beneficial interest over to me. (to avoid due on sale). I paid the seller for his equity, and took the property out of foreclosure.

Then, a company placed an abstract of judgement against the fomer owner for $38,000. the abstract recorded two weeks after the deed to the trust, however the title company said that since the trust name has the last name of the previos owner, to the eyes of the public, she could steel be the owner of this trust, and that it was too risky for them to insure it, sice the creditor could go after the title company, even tough it recorded after my deed recorded. (unlikely, but could happen)

Anyways, talked to 5 diferent title companies and none of them are willing to insure it.

the offer above is valid if someone find a title company willing to insure it, and if I still haven't done anything about it to resolve it.
