fascinating law. I had no idea. Is this law unique to AZ or are there others States with similar laws.

: To learn title record searching you have to have personal instruction. It's not easy enough to do it by correspondence.

: One bit of advice re AZ foreclosure sales. Your state allows you to get a copy of the foreclosing trustee's title report. It's called a Trustee's Sale Guaranty (TSG). Upon your request the trustee conducting the trustee's sale must sell you the TSG for $40.00 (not $250).

: It lists all ownership interests and all liens. Reading it will tell you the priority of the foreclosing lien.
