Look at the TSG...In Reply to: Title Search at the courthouse posted by Janice on December 28, 2003 at 2:15 PM
: Hello All: : Thanks Ward for the previous advice! ======================== Janice, To learn title record searching you have to have personal instruction. It's not easy enough to do it by correspondence. One bit of advice re AZ foreclosure sales. Your state allows you to get a copy of the foreclosing trustee's title report. It's called a Trustee's Sale Guaranty (TSG). Upon your request the trustee conducting the trustee's sale must sell you the TSG for $40.00 (not $250). It lists all ownership interests and all liens. Reading it will tell you the priority of the foreclosing lien.
