Any ideas? Deceased owner

Hi Ward,

I am wondering if you have any ideas on this scenario.

The lienholder in foreclosure is deceased. She died in January, 2003. There "appear" to have been payments made up until June, 2003. I have checked Accurint to no avail regarding any associates or relatives. The condo is due for sale on 12/24. Any ideas on how to obtain the property before it goes to auction when there appears to be no one to sign it over? (Squatting appears to not be a possibility due to the fact that the condo is in a gated community with a guard at the gate. However, if you have any ideas what I would say to the guard to let me in, obviously let me know.)
