Half goes to the listing agent and the other half goes to the selling agent. So with the seller paying, for you to be represented by a selling agent, I'd find a good, decent Realtor to present your offer to purchase. She will have all the pertinent real estate forms customarily used in your area and also be clued in to local disclosure practices, house inspectors, termite services and a thousand and one details that go into the house buying process.
