The problem with mold is that the problem is only
perceived and the media created some kind of mass
hysteria. In the early 90's there was a case in
cleveland where 9 children died. Initially the CDC
claimed, that this was due to 'Black mold'.
In 98' the CDC did a 2 year survey and retracted those
earlier findings. Unfortunately, all those bad
reports are based on the earlier false findings.
There is no proof that 'Black Mold' can create any
kind of health problems. It can, though, ascercerbate
excisting problems like Asthma.

There are lawsuits for lawyers, called 'mold is gold'.
The lawsuits are usually not won due to mold problems,
but by settling. And it's usually due to the reaction
of the owner/landloard/seller , that the lawyers have
a leg to stand on.

this is what I would do: If the mold is on sheetrock
- cut out the infected sheetrock, treat the studs with
a chlorine/water solution, resheetrock. Buy an air
sanitizer (you can buy it an Lowe's for around $ 100)
and let it run. It will pull in and trap the free
floating mold spores. I would Then get someone to run a
test for mold spores to present to the buyer with
disclosure.
