I have replaced the roof, but I am not sure if I should spend the money to treat the mold according to EPA standard (a lot of money), or just to get it disclosed when I sell it. Would my buyers bank not lend the money to my buyer if the mold issue is not fixed? Mold is an EXTREMELY hot topic for trial lawyers these days. You would be well advised to have it professionally treated and disclose it to your Buyers. I know of many investors that go one step further after treatment and get a mold spore test done by a mold inspection company to give to the Buyers. The object is to have a record that the mold spore count was "low" when the property was sold.
