Possession is 9/10ths of ownership...In Reply to: Letting Ex-Owners Hang Around posted by SeanW on September 16, 2003 at 5:50 PM : Ward has said repeatedly that he doesn't advise renting back to ex-owners, giving them options to buy, etc. : Does this apply as well to just letting them live in a property for "free?" I.e. you're busy enough with your renovation business, that you simply choose to let them stay there a few more months... rather than try to insure/protect vacant property. Or is this just as risky to the foreclosure buyer, as renting to them? Sean, The prospect of moving out of a home they once owned is very traumatic to a lot of ex-owners. So much so, they will fight like maniacs to avoid eviction and will pull every trick in the book to prolong changing places. Allowing them to stay just reinforces their determination to continue to stay. The longer it goes on the more entitled they feel to continue to do so. I remember one case where I had to have the ex-owner physically extracted from the property and all of her furniture, clothing, pictures, etc. packed up and put into storage. We changed all door locks, window locks and the combination on the garage door opener, so I thought we were done with her. But I was wrong. Every night around 10:00 PM the next door neighbor saw her come to the property and crawl into the doghouse in the back yard. And there she’d sleep until about 6:00 AM the next day!! Wow! She finally got the message when I had the doghouse hauled off to the dump. Hope this helps.
