would I start counting from July 9, or 15 ?In Reply to: You're OK... posted by Ward-CA- on September 04, 2003 at 10:26 PM
: : I am wondering wether I served a 60 day notice on my tenants properly. This is how I proceded: First, I went by the property and left a copy with an adult tenant, on July 9, 2003. Then, I wanted to make sure that the tenants wouldn't say that they never got it, so what I did is I sent them another copy by certified mail, on July 15, 2003. Did I proceed correctly? : Gonzalo, : You're OK. You don't have to personally serve every tenant on your premises. Serving one of them is sufficient to effectively give notice to them all. : So your subsequent service by certified mail six days later wasn't required. Thus it will be treated as harmless overkill. : But the next time you do a "nail and mail" service of notice do them both contemporaneously...the same day at least. : Hope this helps
