: Ward, I flipped a property to another investor, in the middle of this owner files for chap 13, with out our knowledge. Loan was up to current,showed him pay off statement and told him taxes was impounded. B.K. was lifted and escrow closes(he used a realtor to sell the house) now he wants $3,100 from me because of the extra expenses that was acrued, and said that I lied from him. I explained it to him as an investor this are the risk that we take and I am not responsible for anything he said he consulted an attorney and I am responsible for it. Jucel, You don't owe this guy anything. So any time he calls just be pleasant and inform him that you've talked with your mentor and he agreed with you. Furthermore, if he wants to talk with me give him my phone number. To make sure this doesn't happen again you might make up a sales contract incorporating a hold harmless clause for any post-transfer happenstance (when they own it).
