: Ward, or anyone who has some wisdom on this question :-)

:
: I am dealing with a property in foreclosure.
: THe numbers do not add up to do a regular subjuect to purchase.
: the comps and numbers on this one make it a pretty good candidate for a short sale.

: Part of the short sale package that I have to submit to the lender is a Purchase agreement for the discounted anmount.
: ALso I cannot show the seller getting anything....

: How does this work with CA's laws....Can I use a regular purchase agreement instead of the EPA??
: I don't wnat to use the EPA because it states how much the seller is getting....

:
: Any info would help!

: thanks

: Zachary

Zachary,

I'd pass on this one. It's going to make you stretch too much and perhaps suffer from the uncomfortable scrutiny of the lender, etc.

I'd let this one go and try to land a better one.
