Purchase contract when doing a short sale in CA

Ward, or anyone who has some wisdom on this question :-)


I am dealing with a property in foreclosure.
THe numbers do not add up to do a regular subjuect to purchase.
the comps and numbers on this one make it a pretty good candidate for a short sale.

Part of the short sale package that I have to submit to the lender is a Purchase agreement for the discounted anmount.
ALso I cannot show the seller getting anything....

How does this work with CA's laws....Can I use a regular purchase agreement instead of the EPA??
I don't wnat to use the EPA because it states how much the seller is getting....


Any info would help!
