[ Follow Ups ] [ Post Followup ] [ The Forum Board ] [ FAQ ] 2nd Open House woes Posted by Daniel-CA-AZ on August 17, 2003 at 5:22 PM Ok, so my second open house formally ended an hour ago, but in reality it ended three hours ago. My increased marketing efforts and doubled open time (12-4 PM) drew the grand total crowd of... (drumroll): three. =[ I literally fell asleep on the post twice, since I have spent all night cleaning the kitchen and putting the final paint on the deck, and preparing the property info sheets that were missing last time. Funny thing was that I got exactly one person from each area of marketing, one from the classified, one from the house flyer, and one from the church flyer. Oh, I also got an irritated call from some authority at the church asking who gave me permission to put flyers on the cars... I played dumb and said I didn't know I needed permission. Now in hindsight I think I could have gotten permission if I had asked nicely enough, and should have at least attempted to. Well, I'm a bit concerned about the trend here.. sure, listed properties' average days on market is over 20 here (I've only been on for 13), but I don't know the stats on FSBO's. Also, I don't think the VRM method is working well in my situation, people just seem put off by it, and I don't think I'm getting enough people into the open houses to create enough of a buzz for it to work properly. I haven't even had one written offer submitted yet, even though the folks who come by show seemingly serious interest (maybe I'm just naive?).
