Gary,

Junior bene buyouts (JBB) work very predictably in a Seller's market, whereas it's a lot dicier in a Neutral or Buyer's market.

The classic JBB takes a small amount of money, only a part-time effort and is completed in half the time a normal foreclosure takes. But that's presupposing you're in a Seller's market.
