It does seem a bit overwhelming to try and sift through properties, although it's hard not to because they all seem like great opportunities. : But, what do you think about trying to purchase junior liens at a discount? Like anyone else new to this, I'm limited on cash and trying to find ways to get into the hunt without alot of money. Do you think it's a viable option or is it something you happen to luck into? I'll have to say, door knocking is a whole new experience, but fun! Thanks. -=-=-=-=-=-=-=-=-=-=-=-=-=-=- Gary, Junior bene buyouts (JBB) work very predictably in a Seller's market, whereas it's a lot dicier in a Neutral or Buyer's market. The classic JBB takes a small amount of money, only a part-time effort and is completed in half the time a normal foreclosure takes. But that's presupposing you're in a Seller's market.
