: Ward, I bougth a property using the trust, (declaration of Trust, assignment of beneficial interest, etc.) However, after I bought the property, the owner sold it to someone else, who has recorded their deed after mine. Question, since the deed that the seller gave me says that it is a revocable trust, how full proof is the assignment of beneficial interest that the seller gave me? Would it hold in court?

Gonzalo,

The trust is only revocable as long as the trustor remained the beneficiary. Once he divests himself of the beneficial interest he has no power to revoke or do anything else with the trust.

So the transfer to you is 100% bueno and it will hold up in court.
