Package for out of state Owner

Greetings there Ward,

I have a property in forclosure where the owner is out of state.

Any attempt to contact the owner has resulted in an answer machine. I wish to put a package together that will inform the owner who I am and what my program is all about.

My question is this: Should I send the owner a deed with my company name on it as well as a filled out Purchase and sale agreement?

What other documents should be in the package?

Should the Power of Attorney document be added?

Please help.
