: There's been a vast improvement in Section 8's procedure. Used to be that tenants paid a tiny amount as a security deposit. Any serious damage was supposedly covered by Section 8's coffers.

: But that set-up didn't work to my satisfaction as a landlord. With little to lose, the tenants had no incentive to clean up anything when moving out. And Section 8 would fight you tooth and nail when you wanted to get reimbursed for painting or carpet cleaning, etc.

: Now that I'm allowed to use my own rental contract and can charge the tenant a full security deposit my Section 8 program is working very well. Now I get a reasonably cleaned up unit back from the departing tenants and Section 8 isn't arguing with me about "ordinary wear and tear" offsets.

Are there any books, websites or experts you suggest I contact regarding investing in section 8 properties or converting them into section 8? I'm in the Bay Area.
