New and improved Section 8

There's been a vast improvement in Section 8's procedure. Used to be that tenants paid a tiny amount as a security deposit. Any serious damage was supposedly covered by Section 8's coffers.

But that set-up didn't work to my satisfaction as a landlord. With little to lose, the tenants had no incentive to clean up anything when moving out. And Section 8 would fight you tooth and nail when you wanted to get reimbursed for painting or carpet cleaning, etc.

Now that I'm allowed to use my own rental contract and can charge the tenant a full security deposit my Section 8 program is working very well. Now I get a reasonably cleaned up unit back from the departing tenants and Section 8 isn't arguing with me about "ordinary wear and tear" offsets.
