Do you care to elaborate how those deals are structured? I'd be very happy to find a way around having buyers go the FHA route...

: : How widely enforced is the June 2003 approved federal law where a house cannot be resold within 90 days and get a loan gaurenteed with FHA insurance? Most of my sales will occur in less than 90 days needing FHA insurance type loans. Even at the 90-180 day period how difficult are the extra requirements?

: Why would most of your homes need "FHA insurance type loans"? We are doing zero FHA business in low income areas. Most of the banks are offering better than FHA financing up to 100% of the value with no MI using an 80/20 loan.
