So the only thing in your CA Grant Deed that tips off a trust is involved is that "Jane Doe, Trustee" is the Grantee? It's otherwise completely standard?

: Sure, all of the provisions cited in your post are covered in the Trust Agreement itself, far away from the prying eyes of the public.

Are you ever required to produce the trust agreement (to prove the trustee has power of sale, for example)?
