So the only thing in your CA Grant Deed that tips off a trust is involved is that "Jane Doe, Trustee" is the Grantee? It's otherwise completely standard? : Sure, all of the provisions cited in your post are covered in the Trust Agreement itself, far away from the prying eyes of the public.
