What you fear is losing control of deals that you probably don't have anyway. The big question to ask is: "What added value are you offering" NOT "will this agent/broker snake my deal from me."

Why not develop a referral program for deals outside of your own immediate area. Tie up the deal first, refer it to a local broker then let them do the work (while you work on getting other deals).
I learned a long time ago that I made a lot more money working on attracting deals than rehabbing or selling properties myself.

What I would do is to determine what real estate prople you intend to use for each market that you are going to do business with in advance. That may not be practical if you consider the "world" your market.
I'd encourage you to focus on what you do best and not try to be all things to all people which is what will happen when you try to control everything.
1) Tie up the property
2) Run desk comps
3) Consult with a local agent re: pricing trends and market momentum
4) Have a referral agreement signed by the broker/manager as well as the agent
5) Tell the agent there'll be more if they do a good job.
