Using a Realtor - suggestions?Through my website, I am finding numerous opportunities in other areas too good to pass up, for subject to deals. Problem is, I don't know the market in these areas, and I need a market analysis so I know the FMV of each property. Being a Realtor myself, I'm leery of calling an agent to do a CMA for me for fear they will interfere with what I'm trying to do by talking the seller out of it, trying to get them to list, etc. I also have a situation where I'm negotiating a short sale in Austin TX and need a listing contract and CMA for the lender. Again, I'm afraid to involve an agent for fear that they will try to swipe the deal from me. Is there any way to get around this without having to fly out to each property and personally meet the agent there? Has anyone had experience using any type of contract, etc. that you would have the agent sign ahead of time stating they will not compete and/or interfere and/or give out any information to other parties? I'm thinking of drafting something of the sort, but not sure where to start. Can anyone give me some ideas on how to handle this? I don't want to miss out on these people GIVING me their house just because I can't determine the market value! Thanks!
