If I do decide to due the deal I think I would take your advice and pay him $$$$ to flip it to me. As far as partners go I understand what you mean. I started to due some due diligence on my prospective partner in addition to property. It is amazing what you can find out with public record searches. Like the fact that my prospective partner has filed for bankruptcy 3 times...I think that I will probably take Ward's advice and pass on this one. Thanks for your help!
