Ernie:
Things can get very complicated in partnerships and would
take a few deals with someone for things to run smooth.
(And that sometimes can be too late)

If with your knowledge and resources you feel confident
to tackle the whole project, then, offer this person
some $XXXX amount to flip the property to you.

If you need to get experience, ck this person out (ie.
how many deals done, some ref. etc. ) and lend him the money
secured by a TD ( say, note & TD for $13.5, give him $10K,
Due@ 90-120day/on sale @ 7%). Still his projects but now you can
watch and learn while your investment is secured.

Both ways have details, advantages and disadvantages but at least
you minimize the conflic that could arise from the things
Ward mentioned.
