Hi Fred:
We don't use any of the comps mentioned but dataquick is similar
to the one we do.

We use 6 months back, in houses no ore than 0.5 mile.
we place special relevance to identical comps ( same sq ft,
year built, etc.). With that number we have an "idea" of prices
in the area. I also ck the competition

We follow the property to the sale, The day before I take a look
to the mls and ck what is active nearby.The day of the sale
I drive by, take a look at the property, drive by a couple
of comps and the ones for sale, then you really know the price
you can get for it. And much curb appeal to need to do to get it.
House are like any other thing, if you have the nicest house
in the area, people will pay your price.

I have never figured appreciation, specially now.

Regarding your previous posting:
Your figures are rigth, perhaps you need to sharpen your pencil
in the repairs. We also figure only 3% comm.
Don't feel overbid, is the way is happening now. It just makes
no sense of the prices people are paying.

Of our 5 deals this year only one was purchase at the sale.
