More comps and confustion...

Hi Ward,

For my comp data I started using AIRD like you suggested and I've also been using Dataquick. The one thing that sticks out is how much different they are. What's the trick to analyzing the comp data? How far out from the target APN do you go? Do you stay on the same page? Within x number of pages? Same book?

How do you come up with a real number? Also when calculating the FMV do you add a percentage for appreciation that would occur over the next 6 months?
