So burned out on the mail

Zack, I'm learning this too, but IMO mailings are probably not going to work very well. Come on, how much junk mail do you throw away every day without opening it?

I'm sure these people get letters constantly from debt mediation companies, bankruptcy attorneys, and RE investors.

You might mail them letters telling them you plan to stop by. That makes your appearance a little less abrupt. Some people will not answer the door to a stranger, b/c they think it might be "some pesky salesman or charity" (and don't want to listen to any pitch for spending money.)

I'm one of those, in fact.... :-)
