Overbid monies are always distributed down line. The $35k second
will be paid first and then your lien.
If I was in your case I would be getting ready to go to the sale
with aprox. $315k to protect your lien. If you end up being
the higher bidder for less than $315K then you make an extra
$85k in equity with about $140K investment.( any money over the 1& 2
will be sent to pay your lien sometime after the sale).

PS. make sure of any other liens/judg. prior to yours at t he conty clerk.
