Learning how to research title in a recorder's office..In Reply to: Learning the records posted by SeanW on April 09, 2003 at 7:11 PM : Well, I visited the courthouse of the NC county where I have moved. It's not like CA -- they have two recorder's offices on seperate computer systems. One for deeds and notes, and the other for judgements. : It looks like a lot of people are still doing things "the old fashioned way" because the microfilm stations were full, and people were looking in those grantor/grantee ledgers. And this is the most populous county. : Fortunately for me, a local title agent has agreed to let me observe how she researches next week. Hopefully I will pick up some basics, without having to bug the clerks right away! : Obviously, the objective should be for me to learn how to find clear title and all the leins. But what are some good questions for me to ask, on this next "field trip?" =?=?=?=?=?=?=?=?=?=?= Sean, I can?t believe Mecklenburg County has a separate computer system just for judgments. I bet it includes all types of involuntary liens such as mechanic?s liens, abatement liens, child support liens, IRS liens, state tax liens, etc. And I don?t believe they are recording promissory notes. I bet they?re just recording the trust deed which secures the payment of the non-recorded promissory note. You asked for title research questions (to ask your helpful title agent) so here are a few: #1. ?How do you know when you?ve gone back far enough in time in the title record search of a property?? #2. ?What are the telltales alerting you to that point in time, in the title record?? #3. ?Compared to a title company?s title information, which system is the most thorough and thus more reliable, the title company?s or the county recorder?s record?? ?Why?? #4. ?How does someone here in Charlotte learn the ropes in doing an accurate title record search in the County recorder?s records??
