But if you think about the owner's situation, he may have been approached several times by loan sharks already and isn't in a mood to trust your "friendly assistance". He's thinking: "Who should I beleive? And why do all these people know about my financial problems?" Find a way to distinguish yourself from the competition. THEY want to get the house cheaply and quickly. YOU want to pay a price that you can both live with, and are willing to explain everything without pressure. Go around town, and write down the numbers of all the "I buy houses" guys from their bandit signs. Give it to your prospect, and tell him "Go ahead and call these characters. If I can't beat their offer, I'd like to know." (More than likely, your competition is just offering the owner little more than an escape from ruined credit, and hardly any net cash.) Follow Ups:
