Whether the trustee's deed was given doesn't matter.
As long as the sale was knocked down and contract signed, it's enforceable.
They would enforce it against you, do you doubt it?
As for the trustee's disclaimer, like I said, the devil is in the
details. But the one that can be inferred from the OP does
not appear to be enforceable.

No need for trial. Once they see you're in the right, they'll settle.
Anyone with cases like this in Virginia -- bring them on! I'll help
